Very happy with the service from RJT Plumbing & Gas Solutions. They attended to investigate unusually high LPG usage, installed a proper test point, pressure-tested the gas system, checked for leaks, adjusted the LPG regulator to the correct pressure and inspected the hot-water system. Everything was checked thoroughly and explained clearly, and it was reassuring to have the system properly tested and confirmed safe with no faults identified. Professional, knowledgeable and easy to deal with. I would happily recommend RJT Plumbing & Gas Solutions and use them again.

Flexi Hoses Under the Sink: Warning Signs You Can Check Without Touching the Plumbing

Flexi Hoses Under the Sink: Warning Signs You Can Check Without Touching the Plumbing

Checking the plumbing under your sink should not involve a spanner. Start with a torch and a clear view of the flexible water connections, leaving everything in place.

This checklist is about noticing visible concerns and knowing when to ask for help. It is not a test that proves a hose is safe or a guide to repairing one.

Know which connections you are looking at

Flexi hoses connect the water supply to taps and other fixtures. A common design has a flexible inner tube with stainless-steel braiding around it. RACQ identifies under-sink connections as one place homeowners will find them. These are water supply connections, not the drain carrying used water away. (racq.com.au)

Some designs use different outer materials, so do not assume every connection will look like a silver braided hose. If you cannot identify a component, photograph the accessible area rather than moving anything to trace it. (suncorpgroup.com.au)

Look with a torch, without disturbing anything

Open the cupboard and inspect only what is comfortably visible. Leave appliances, fittings and hoses where they are. If stored items prevent a clear view, only remove items you can lift out without brushing or pulling the plumbing.

Look along the visible hose and around its end connections for:

  • Drips or moisture around the hose, fittings or cupboard floor.
  • Rust spots, unusual discolouration, or white or green deposits.
  • Fraying, broken strands, or a bulging section.
  • Twists, sharp kinks, or a hose that appears stretched tight.

Suncorp’s flexi hose guidance identifies these as warning signs worth professional attention. Note what you can see, but do not try to determine the cause by handling the connection. (suncorpgroup.com.au)

Do not touch frayed braid, tug or bend a hose, tighten a fitting, or disconnect anything. Do not scrub away deposits or apply a coating. Leave inaccessible sections for a plumber to assess.

Act on deterioration, not just a puddle

A hose does not need to be actively leaking before it deserves attention. Suncorp explains that corrosion can develop gradually and may show as discolouration before failure. Arrange prompt professional assessment when you notice deterioration rather than waiting for water to escape. (suncorp.com.au)

Treat this visual check as a way to raise concerns, not certify condition. You have not inspected the inner tube or every hidden surface, and a dry cupboard is not a guarantee of internal integrity.

If water is actively leaking

Seek urgent plumbing help. Only isolate the water using a valve you already know how to operate and can reach safely. Do not force a stiff valve or reach past damaged plumbing. Unitywater identifies the stop tap at the water meter as the property water shut-off. (unitywater.com)

Keep clear of water near power points, cords or appliances. Do not touch wet electrical equipment or enter pooled water to reach it. Seek urgent electrical assistance if electricity may be involved. (electricalsafety.qld.gov.au)

Keep the cupboard clear and check the records

Keep storage from pressing against hoses. Store household chemicals sealed in their original containers, away from the connections. Suncorp specifically recommends sealed, original containers for chemicals kept near flexi hoses. (suncorpgroup.com.au)

Do not rely on a universal replacement age. Follow the particular manufacturer’s maintenance and replacement requirements. Suncorp’s Home Maintenance Guide recommends checking those instructions. If the age or product is unknown, ask a plumber what assessment is appropriate. (suncorp.com.au)

What to include when you enquire

Note the room and fixture, what you noticed and whether water is escaping now. Include a photo only if it is safe to take, plus any already-visible label. Do not rotate a hose to read it.

For homeowners in North Lakes, Mango Hill and surrounding Moreton Bay suburbs, contact RJT Plumbing & Gas to discuss your flexi hose concerns and the next step.
