Very happy with the service from RJT Plumbing & Gas Solutions. They attended to investigate unusually high LPG usage, installed a proper test point, pressure-tested the gas system, checked for leaks, adjusted the LPG regulator to the correct pressure and inspected the hot-water system. Everything was checked thoroughly and explained clearly, and it was reassuring to have the system properly tested and confirmed safe with no faults identified. Professional, knowledgeable and easy to deal with. I would happily recommend RJT Plumbing & Gas Solutions and use them again.

Deception Bay Plumbing: Why Local Conditions Matter More Than You Might Think

Drive through Deception Bay and you can see something that makes the suburb quite different from many other parts of Moreton Bay.

It isn’t entirely old.

It isn’t entirely new.

It isn’t entirely coastal.

And it isn’t simply another inland growth suburb.

Deception Bay contains established homes near the waterfront, mature residential streets, former larger landholdings that have progressively been subdivided, and newer development continuing further inland.

That mixture matters when we start looking at plumbing.

When RJT Plumbing & Gas Solutions reviewed its 2025 enquiries, leaks, blocked drains, no hot water and problems homeowners couldn’t initially identify were among the main reasons people reached out. Most homeowners noticed a symptom before they understood the underlying cause.

In Deception Bay, the conditions surrounding those symptoms can be particularly varied.

There is significant wastewater blockage activity. Parts of the suburb have recognised drainage constraints. Some areas are exposed to coastal and storm-tide conditions. Older and newer housing exist alongside each other.

And the wastewater infrastructure servicing Deception Bay is currently being renewed and expanded as this part of Moreton Bay continues to grow.

So what should local homeowners actually know?

Deception Bay Recorded 82 Wastewater Blockages in One Year

One of the strongest pieces of local evidence comes from Unitywater.

During the 2024–25 financial year, 82 wastewater network blockages were recorded in Deception Bay.

That put Deception Bay ninth across Unitywater’s entire service area covering Moreton Bay, the Sunshine Coast and Noosa.

For comparison:

  • Redcliffe: 92 wastewater blockages
  • Clontarf: 90 wastewater blockages
  • Narangba: 89 wastewater blockages
  • Deception Bay: 82 wastewater blockages

There is an important distinction here.

Those are Unitywater wastewater network blockages, not 82 blocked drains inside private homes.

They do not tell us that a particular Deception Bay property is more likely to block tomorrow.

But they do show that wastewater blockage activity is significant in the suburb and surrounding region.

For homeowners, the useful question becomes what happens when drainage problems start repeating.

A Drain That Keeps Blocking Is Telling You Something

Almost every home will experience a slow or blocked drain eventually.

Hair builds up. Grease enters kitchen waste pipes. Objects end up where they shouldn’t.

But there is a difference between a one-off obstruction and a drain that repeatedly causes trouble.

Some warning signs include:

  • A drain that becomes slow again shortly after being cleared
  • Toilets that regularly gurgle
  • Several fixtures draining slowly at the same time
  • Wastewater appearing through an overflow relief gully
  • Unpleasant drain smells that keep returning
  • Drainage becoming noticeably worse following heavy rain

At that point, simply clearing the immediate blockage may not tell us why it happened.

A CCTV drain inspection can help identify damaged pipework, displaced joints, root intrusion, accumulated debris or other restrictions inside the drainage system.

And Deception Bay gives us another reason to think about pipe condition rather than just the blockage itself.

Wastewater Pipes Are Already Being Renewed in Deception Bay

In 2025, Unitywater reported that it had relined approximately 53 kilometres of wastewater pipeline across its broader service region over the previous two years as part of a major renewals program.

More than 26 kilometres of that work occurred across Moreton Bay.

One of the specific projects identified was approximately 74 metres of wastewater pipe in Deception Bay.

Pipe relining allows deteriorating wastewater pipes to be rehabilitated internally rather than excavating and replacing the entire section.

Again, that work relates to Unitywater’s infrastructure rather than private household drains.

But it tells us something useful about the broader environment.

Infrastructure ages. Pipe condition changes.

Established suburbs continually require maintenance and renewal beneath the ground, even when nothing appears different at street level.

The same basic principle applies on private property.

Deception Bay Has a Very Mixed Development History

This is where Deception Bay starts separating itself from a suburb such as North Lakes.

The City of Moreton Bay describes Deception Bay as an area that was once made up of large parcels used primarily for dairying and farming.

Over time, much of that land was subdivided to accommodate a growing residential community, although some larger properties remain.

That creates a very different housing pattern from a master-planned suburb developed largely within one era.

Within Deception Bay, you can encounter:

  • Older established homes
  • Properties that have been renovated multiple times
  • Former larger blocks that have been subdivided
  • Newer houses
  • Townhouses and denser development
  • Homes sitting comparatively close to the waterfront

That matters because the age of the house you see does not always tell you the complete history of the plumbing underneath it.

A bathroom might have been renovated five years ago while sections of drainage serving it are decades older.

A newly built dwelling on a subdivided property may also interact with a completely different site layout from the original house.

Plumbing follows the history of the property, not just the appearance of the building.

Drainage Is Important Enough That Council Has Mapped Investigation Areas

There is another particularly useful piece of local information.

City of Moreton Bay’s planning scheme identifies specific Drainage Investigation Areas within Deception Bay.

These areas form part of Council’s broader approach to stormwater, flooding and development planning.

That does not mean every home within those areas has defective drainage.

Nor does it diagnose a problem on private property.

But it reinforces something homeowners often discover during severe weather:

Water behaves differently from street to street and property to property.

Topography, existing stormwater infrastructure, property levels, neighbouring development and the capacity of downstream drainage can all influence what happens when heavy rain arrives.

Why Problems Often Appear During Heavy Rain

A drainage system might appear completely normal for months.

Then there is a major storm.

Suddenly water starts pooling.

A pit overflows.

The backyard stays wet.

An outdoor drain can’t keep up.

Or plumbing inside the house begins making noises it normally doesn’t make.

Heavy rain has not necessarily created a brand-new problem.

Sometimes it has simply put enough demand on the system to reveal a restriction that was already there.

A partially obstructed stormwater pipe can still carry moderate rainfall.

A compromised system can appear perfectly functional during dry weather.

Increase the amount of water dramatically and its limitations become much easier to see.

That is why information about when a drainage problem occurs can be almost as useful as information about where it occurs.

Deception Bay Is Also a Genuine Coastal Environment

There is another obvious part of the story.

The bay itself.

Sections of Deception Bay are included within City of Moreton Bay’s coastal and storm-tide planning areas.

That doesn’t mean every Deception Bay property floods or experiences storm-tide inundation.

But the coastal environment has practical consequences beyond flooding.

Equipment installed outside can spend years exposed to humid, salt-laden conditions.

That includes:

  • Hot water systems
  • Outdoor taps
  • Isolation valves
  • Exposed pipe fittings
  • Brackets and supports
  • External gas equipment
  • Metal components associated with plumbing installations

The closer and more exposed the property is to Moreton Bay, the more relevant environmental exposure becomes.

It does not mean an outdoor fitting near the bay will automatically fail.

Material selection, shelter, installation quality and maintenance all matter.

But corrosion is something worth watching.

Even Local Infrastructure Shows What the Marine Environment Can Do

There is a current example along Captain Cook Parade.

City of Moreton Bay is reconstructing approximately 120 metres of failed seawall at Deception Bay.

Council says the existing seawall has deteriorated due to age and exposure to harsh marine conditions.

The project also includes reconstruction of a stormwater outlet.

A public seawall obviously isn’t household plumbing.

But it demonstrates the larger environmental reality.

Salt water, moisture, tides and exposure place very different stresses on infrastructure near the coast than infrastructure several kilometres inland.

Your outdoor plumbing and hot water equipment exist within that same broader environment.

Hot Water Systems Deserve a Look Occasionally

Hot water systems tend to be ignored when they’re working.

Turn on the tap. Hot water arrives. Nothing to worry about.

The problem is that many systems sit outside the house for years without anyone paying much attention to them.

For Deception Bay homeowners, particularly those closer to the foreshore, it is worth occasionally looking around the system.

Things worth noticing include:

  • Visible corrosion around connections
  • Water where it normally isn’t present
  • Valves continually dripping
  • Rust staining
  • Deterioration around exposed fittings
  • Changes in hot water temperature
  • Reduced available hot water
  • Unusual noises from the system

None of those symptoms automatically means the system needs replacing.

Sometimes the problem is a serviceable component.

But deterioration is generally better investigated before something fails completely.

Then There Is Growth

This is probably the biggest difference between the Deception Bay story and the Redcliffe Peninsula story.

Redcliffe is predominantly an established urban environment.

Deception Bay sits much closer to the rapidly expanding Narangba, Burpengary and Morayfield growth corridor.

Unitywater is undertaking a major Narangba Wastewater Network Capacity Upgrade which transports wastewater from Narangba, Burpengary, Deception Bay and Morayfield South-East to the Burpengary East Wastewater Treatment Plant.

The project includes approximately 11 kilometres of new wastewater pipeline, a new pump station and upgrades to existing pump stations.

It is being designed to support roughly 33,670 future residential lots and around 100,000 additional residents across the wider growth area over the next 20 years.

That doesn’t mean Deception Bay’s existing wastewater system is failing.

It means the infrastructure servicing this part of Moreton Bay has to evolve alongside substantial population growth.

The Wastewater Treatment Plant Is Growing Too

The Burpengary East Wastewater Treatment Plant services Deception Bay along with Narangba, Burpengary, Beachmere and Morayfield.

Unitywater is undertaking a major upgrade that will increase the plant’s treatment capacity from approximately 50,000 people to 81,000 people.

Once completed, the upgraded facility will be capable of treating around 14 million litres of wastewater per day.

That broader investment reinforces how quickly this side of Moreton Bay is changing.

New estates are being built.

Existing blocks are being redeveloped.

More people are connecting to the wastewater network.

And infrastructure has to expand with them.

For homeowners, it means the plumbing environment in Deception Bay cannot simply be described as “old” or “new”.

It is both.

That Makes Deception Bay Different From Redcliffe

The Redcliffe Peninsula article in this series highlighted mature trees, established housing, significant blockage activity and coastal exposure.

Deception Bay shares some of those characteristics.

But there is an important difference.

Deception Bay sits at the intersection between an established bayside community and a rapidly expanding urban corridor.

You can have an older home close to the waterfront with mature vegetation and decades of property history.

A short distance away, you can find newer residential development connected into expanding regional infrastructure.

That creates a wider range of possible causes when plumbing problems occur.

The postcode gives us context.

The property still needs to tell us the rest of the story.

What Should Deception Bay Homeowners Watch For?

Most plumbing problems give some warning before they become major emergencies.

Pay attention to changes.

  • A drain that is gradually getting slower
  • A toilet that has started gurgling
  • A wet patch that appears after rain
  • Stormwater that no longer disappears as quickly as it once did
  • Corrosion developing around external plumbing
  • Hot water becoming inconsistent
  • A sudden change in water pressure
  • A water bill that no longer looks normal
  • Water appearing somewhere it has never appeared before

You do not need to know whether the cause is a drainage restriction, a failed valve, damaged pipework, an underground leak or something else.

That’s the plumber’s job.

The useful thing you can provide is the pattern.

When did it start?

Does it happen all the time or only after rain?

Is it getting worse?

Has it happened before?

Those details can provide valuable clues.

Local Plumbing Is About Understanding the Property

There isn’t one plumbing problem that defines Deception Bay.

82 Unitywater wastewater blockages do not mean every home has a blocked drain.

A coastal planning overlay does not mean every property floods.

Older houses do not automatically have bad plumbing.

And newer homes certainly aren’t immune from plumbing problems.

But when we combine the information, a clear pattern emerges.

Deception Bay has its own plumbing environment.

It is coastal.

It contains established housing.

It has recognised drainage considerations.

Wastewater blockage activity is significant.

Some underground infrastructure is already being renewed.

And enormous investment is underway to expand the wastewater network serving the area’s future population.

That local context matters when diagnosing what is happening at an individual home.

RJT Plumbing & Gas Solutions works throughout Deception Bay, Rothwell, North Lakes, Burpengary, Narangba and surrounding Moreton Bay suburbs.

If something about your plumbing has changed, you don’t need to diagnose it yourself.

Tell us what you’re noticing. We’ll work out what is causing it.

Frequently Asked Questions

Are plumbing problems different in Deception Bay?

They can be. Deception Bay combines established housing, newer development, coastal exposure, recognised drainage considerations and a rapidly growing wastewater network. These local conditions can influence the causes of plumbing problems, although every property still needs to be assessed individually.

Are blocked drains common in Deception Bay?

Unitywater recorded 82 wastewater network blockages in Deception Bay during the 2024–25 financial year. These figures relate to the public wastewater network rather than private household drains, but they show that blockage activity is significant in the area.

Why does my drain keep blocking in Deception Bay?

Recurring blockages can be caused by accumulated debris, damaged or displaced pipework, root intrusion or other restrictions inside the drainage system. A CCTV drain inspection can help identify the underlying cause rather than repeatedly clearing the same obstruction.

Can heavy rain cause drainage problems in Deception Bay?

Heavy rain can expose drainage problems that may not be obvious during dry weather. Partially blocked stormwater pipes, restricted pits, damaged drainage or poor surface drainage may become more noticeable when larger volumes of water need to move away from the property.

What are signs of a stormwater problem?

Warning signs can include water pooling around the property, overflowing stormwater pits, persistent wet areas, slow outdoor drainage or drainage problems that become noticeably worse during or after heavy rainfall.

Does coastal air affect plumbing in Deception Bay?

Coastal air can increase corrosion risk for exposed metal components. Outdoor taps, valves, pipe fittings, hot water systems, brackets and external gas equipment may experience greater environmental exposure, particularly on properties closer to Moreton Bay.

Can coastal conditions affect hot water systems?

Yes. Hot water systems installed outside can be exposed to moisture and salt-laden coastal air for many years. Corrosion, leaking valves, rust staining, deteriorating fittings or changes in hot water performance should be inspected before a minor problem develops into a larger failure.

Why does the age of a Deception Bay property matter for plumbing?

Deception Bay contains a mix of older homes, renovated properties, subdivided blocks and newer development. A renovated kitchen or bathroom may still connect to older sections of water or drainage pipework, so the visible age of the home does not always reflect the age of the plumbing.

Is wastewater infrastructure being upgraded around Deception Bay?

Yes. Major wastewater infrastructure upgrades are underway across the Narangba, Burpengary, Deception Bay and Morayfield growth corridor to increase network capacity as the region continues to grow.

When should I get recurring drainage problems inspected?

If a drain repeatedly becomes slow or blocked, several fixtures are affected at once, toilets regularly gurgle or drainage becomes worse after rain, it is worth investigating the underlying cause rather than simply clearing the blockage again.
